“How much is this going to cost?” is the first thing almost everyone asks when they call about a roof problem. It’s a fair question, so here’s a straight answer: roof repairs range from about $750 to $1,900. A leak that has soaked the decking, or a chimney that needs all-new flashing, can run $2,000 to $6,000 or more.
Those ranges are for asphalt shingle roofs and aren’t a quote. Your own number comes from looking at your roof, not from a chart. Below is what common repairs usually cost and what moves a job up or down.
Typical roof repair costs in Rockford
| Repair | Typical range |
|---|---|
| Replace a few missing or damaged shingles | $750 minimum |
| Replace a cracked pipe boot (plumbing vent) | $750 minimum |
| Flashing repair, small section | $750 minimum |
| New chimney or wall flashing, with the shingles around it | $750 to $1,500+ |
| Valley repair | $750 to $1,500 |
| Soft or rotted decking | $200 to $500 per 100 sq ft of decking, plus the underlayment and shingles over it |
| Emergency tarp | About $1.00 to $2.80 per sq ft of tarp |
Slate, tile and metal roofs cost more to repair than asphalt, because the materials and the skills are different.
A note on our own pricing: Martin Exteriors has a $750 minimum for the most basic repairs, and it includes more than the repair. We also give your whole roof a general inspection and handle basic maintenance, like sealing exposed nails and other small fixes.
What moves the price up or down
- What’s damaged and how much of it. A few missing shingles is a very different job from soft decking under a valley.
- Roof pitch and height. Steep roofs and two-story roofs take more safety setup and slower, more careful work.
- Access. Tight lots, big trees, fences, decks and landscaping near the house all affect how materials get up and debris gets down.
- Materials and matching. Some shingles are easy to match. Others have been discontinued or have faded, which can turn a small patch into a bigger section.
- What’s hiding underneath. Rotted decking, old layers and worn flashing don’t show up until the shingles come off.
Common repairs, from simple to complex
Missing or blown-off shingles ($750 minimum)
Usually the simplest repair. If the surrounding shingles are in good shape and a match is available, it’s a straightforward fix. It costs more when many shingles are loose across a slope, which can mean they never sealed properly in the first place. Our post on why shingles go missing explains the common causes.
Pipe boots and roof vents ($750 minimum)
The rubber collars around plumbing vents crack with age and sun, and they’re one of the most common leak sources we see. Most of the cost is the labor to lift the shingles, swap the boot and seal it back in. The price climbs only if water has been getting in long enough to damage the decking around it.
Flashing at chimneys, skylights and walls ($750 minimum, or $750 to $1,500+ for all-new flashing)
This is where repair costs spread out the most. Resealing a small section is one thing. Rebuilding step flashing and counterflashing around a brick chimney is real labor, especially on a steep roof. Done right, it’s often the repair that finally stops a leak that keeps coming back.
Valleys (about $750 to $1,500)
Valleys carry a lot of water. Fixing one properly means opening up shingles on both sides, checking the deck, and laying new underlayment and shingles back in. It costs more than a spot repair, but a patched valley rarely lasts.
Soft or rotted decking (about $200 to $500 per 100 sq ft)
If the plywood or boards under the shingles are soft, they need to be replaced before new shingles go on. This is the most common surprise on an older roof. A good estimate should explain up front how decking will be priced if it’s found.
Why Rockford homes add their own wrinkles
Rockford has a wide mix of houses, from older homes in established neighborhoods to newer subdivisions on the edges of town. On older homes we often find more than one layer of shingles, older board decking, and brick chimneys with flashing that has been patched many times. Each of those can push a repair toward the top of its range.
Our weather plays a part too. Hail, high winds and freeze-thaw winters are hard on shingles and flashing, so a roof that has been through several rough seasons may need more than a quick patch.
When repair costs start to approach replacement
A repair makes sense when the roof is in decent shape overall and the problem is limited to one area. It’s time to compare repair against replacement when:
- The repair estimate climbs past about $3,000, or the damage covers a quarter of the roof or more.
- The roof has leaks in more than one spot.
- Shingles are curling, cracking or losing granules across the whole roof.
- You’ve already paid for repairs in the past few years and the problems keep coming.
For comparison, full asphalt roof replacements in Rockford range from about $8,000 to $17,500+. See our Rockford roof replacement page for what goes into that number, or our Rockford roof replacement cost guide. Most roofs are replaced in a day, weather permitting, a new roof can carry up to 30 years on workmanship on qualifying roofs, and financing options are available as low as $149/month for qualified buyers.
When it can’t wait: emergency repairs and tarping
If a storm opens up your roof or water is coming in, the first job is to stop more damage. We’re open 24/7, and tarping is available within 24 hours. Most storm repairs are completed in 1 to 3 days. Learn more about our emergency roof repair service.
While you wait, move belongings away from the drip, catch the water, take photos, and stay off the roof.
Getting your actual number
The ranges above give you a ballpark. Your real number comes from someone actually looking at your roof. That’s why we start with a free roof inspection. We’ll check the damage, look at the flashing and decking, and give you a written estimate that explains what we found and what we recommend. If a repair will do the job, that’s what we’ll tell you.

Frequently Asked Questions
How much does roof repair cost in Rockford, IL?
Roof repairs range from about $750 to $1,900, while leaks with decking damage or all-new chimney flashing can run $2,000 to $6,000 or more. These ranges aren’t a quote. At Martin Exteriors, the most basic repairs have a $750 minimum, which includes a general roof inspection and basic maintenance like sealing exposed nails. A free inspection gets you a written estimate for your roof.
What does it cost to fix a roof leak?
It depends on where the leak starts. A cracked pipe boot or a small flashing repair falls under our $750 minimum, and a valley ranges from about $750 to $1,500. If water has rotted the decking, add about $200 to $500 per 100 square feet of decking plus the shingles over it.
Can you replace just a few missing shingles, and will they match?
Often, yes. With us, a basic repair like this has a $750 minimum, which also covers a general roof inspection and small maintenance fixes. If the rest of the roof is in good shape and a matching shingle is still made, a few shingles can be replaced. Older or discontinued shingles may not match perfectly, and we will tell you up front what to expect.
When should I replace my roof instead of repairing it?
Compare the two when a repair estimate passes about $3,000, damage covers a quarter of the roof or more, or you have leaks in several places. Full asphalt roof replacements in Rockford range from about $8,000 to $17,500+, and financing is available as low as $149/month for qualified buyers.
Do you charge for a roof repair estimate?
No. We start with a free roof inspection and give you a written estimate that explains what we found and what we recommend.
