1. Stop the water. Temporary patches or tarping to protect the inside of the building.
2. Find the source. On a flat roof, the leak is rarely right above the drip. Water travels along the deck, so we trace it back to the failed seam, flashing, or drain.
3. Document it. Photos and notes, which you’ll want if this turns into an insurance claim.
4. Permanent fix. We give you a clear repair plan and price before we do the full repair.

Repair vs restore vs replace: how we decide

We don’t push a new roof when a repair will do. Here’s how we look at it:

• Repair when the damage is limited and the rest of the membrane is sound. Think a few bad seams, a punctured spot, or failed flashing.
• Restore when the membrane is aging but still mostly intact and the insulation underneath is dry. We offer roof coatings and restoration, which can add years to a roof like this.
• Replace when the insulation is wet across large areas, leaks keep coming back in different spots, or the roof is simply worn out.
