Rockton’s Commercial Buildings and Their Roofs
Rockton was settled in the 1830s. The Talcott family had a sawmill running on the mill race by 1838, the Old Stone Church was finished in 1850, and the Talcott Free Library sits in a building put up in 1854. Older commercial buildings downtown often have parapet walls, shared walls and roofs patched many times over. The village has had a historic preservation ordinance since 2015. On a designated local landmark, a roof change that alters the material or look from the street needs a Certificate of Appropriateness from the Rockton Historic Preservation Commission before a building permit is issued. Out toward the newer neighborhoods, the buildings are younger and the roofs simpler, but many are reaching their first replacement.
Flat Roof Inspections With a FLIR Thermal Camera and Moisture Meters
Water under a flat roof membrane spreads long before it shows up as a leak inside. We scan commercial flat roofs in Rockton with a high-resolution FLIR i64 thermal camera (640×480) to find wet insulation and hidden moisture, then confirm each spot with a Tramex moisture meter. The detail is fine enough to catch problems that a quick visual walk, or a lower-resolution thermal scan, will miss, and it gives you clear documentation for insurance claims.

A white reflective membrane. Mule-Hide says TPO protects against UV rays, extreme temperatures, rain, snow and fire, and helps lower rooftop and indoor temperatures.

Mule-Hide calls PVC the toughest single ply option, resistant to punctures, fire and UV rays, and a top choice where a roof is exposed to grease, oil or chemicals.

Rockton Weather Is Hard on Commercial Roofs
Rockton grew up where the Pecatonica River meets the Rock River, and the big, mature trees on so many lots shade roofs, drop limbs in storms and fill drains with leaves. On flat roofs that means clogged scuppers and ponding water. Weather adds to it. On May 17, 2017, an estimated 83 knot gust, about 95 mph, near Rockton destroyed a large outbuilding and damaged the roof of another, and hail 1.5 inches across was reported near the village on April 4, 2023. NOAA lists 112 hail reports in Winnebago County from 2010 through 2025, 86 of them an inch or larger. After a storm, ask for a free inspection and we’ll photograph the whole roof.
Systems on Rockton Buildings
- TPO, EPDM and PVC single ply membranes
- Modified bitumen, repaired or replaced
- Standing seam metal for commercial roofs
- Restoration coatings when an older membrane is still sound
How the membranes differ is on our TPO and flat roofing page. At the inspection, we name what your building has today and what we’d put on next.
Tracing a Leak Under the Membrane
Where the drip shows inside is rarely where the water got in. On suspect areas, we use a Teledyne FLIR i64 thermal camera, then check the readings with a Tramex Roofing Inspector Kit, all without cutting the roof open. The thermal images go into your report. More on commercial roof repair and maintenance.
Repair Now or Plan a New Roof
Local trouble, like a split seam or a loose flashing at a parapet, gets repaired. When wet insulation is widespread or the membrane is worn out, we plan a replacement. If you’d rather stay ahead of it, there are three maintenance tiers, from clearing drains with a written report up to a moisture survey and replacement planning.
Recent Commercial Roofing Work
We re-roofed all nine buildings of a condo association in a single day, about 300 squares of material, with each owner choosing their own color. We also tore off and re-shingled two buildings on a church campus, about 150 squares, working toward a finished roof for Sunday services. Watch the condo association video and the church roof video.
Rockton Permits
Reroofing and tear off jobs in Rockton need a permit, and the application asks for the roofer’s Illinois roofing license number, 104.017824 in our case.
