The Homes West of the Village
Boone County’s 2020 comprehensive plan notes that from 1990 to 2010, a large number of subdivisions with 1 to 5 acre lots and curving streets were built on unincorporated land west of Caledonia. The Census numbers for ZIP 61011, which covers the village and the land around it, fit that story. Census estimates for 2020 to 2024 give a median build year there of 1992, show about 38% of homes built in the 1990s and give a median of about 8 rooms.
A house built in 1995 with its original shingles is now about 30 years into its first roof. On homes that size, a first replacement is a bigger job than on a starter ranch, and it is worth doing carefully.
First Replacement on a Large Home
- Eaves and valleys. A roof with many hips, valleys and dormers moves a lot of water through a few channels. Ice and water shield goes on every eave and in every valley before the shingles go back on.
- Wall and chimney flashing. Where a roof meets a second story wall or a chimney, the builder flashing comes off and new metal goes on. We do not reuse it.

- Attic airflow. Large attics need enough intake at the soffits and exhaust at the ridge to stay close to outdoor temperature. We check the balance and correct it. See attic ventilation.
Picking Shingles for a Bigger Roof
On a large, steep roof, the shingle is a big part of how the house looks from the road. GAF Timberline HDZ suits most homes. Timberline UHDZ is thicker and casts deeper shadow lines, and GAF Class 4 impact resistant shingles are there if hail is on your mind. We can bring samples to the inspection so you can hold colors up against the brick, stone or siding. Some owners choose metal roofing instead, and we install that too.
Old Houses in the Village
In the village itself, the houses are far older. A roof there may have more than one layer on board decking, with flashing that was reused through several reroofs. We take every layer off. Where old planks are too weak to grip a nail, new plywood goes over them, and you see that line item on the estimate first.
Working on an Acreage Lot
Big lots bring their own planning. Before install day, we plan with you where the dumpster and trucks will go. Tarps protect the beds along the house, old shingles go directly into the bin, and a long acreage driveway gets the same magnet sweep for nails as the lawn. We finish with a walk around together. A big, cut up roof may need more than a day, and the estimate will tell you. Installs run all year.

Warranty and Financing
