Roscoe Roofs Are Young, but Not New Anymore
Roscoe is one of the newest towns in the Stateline. Census estimates for 2020 to 2024 put the median home at 2001, about 70% of homes went up between 1990 and 2009, and about 42% were built in the 2000s alone. Only around 1% are older than 1940.
That means most hail inspections in the village are on roofs that are roughly 17 to 36 years old, and many still have the builder’s original shingles. Those shingles were fine when the house was new. Now the asphalt has dried out, the granule layer has thinned, and the seal strips that hold each tab flat have weakened. Hail that a new roof would shrug off can fracture an aged shingle or knock a bare spot into it, and that is the damage that leaks a year later.
Common Roof Designs, Common Weak Spots
Subdivisions off Elevator Road, McCurry Road, Swanson Road, Hononegah Road and Gleasman Road, including Hawks Point, Crystal Hills, Oxford Commons and The Ledges, share a lot of the same roof designs. After a storm, these are the spots we check first:
- Garage valleys. A big attached garage roof tied into the house sends a lot of water through one or two valleys, and hail bruises there get more wear.
- Lower roofs against second story walls. Hail dents the step flashing and kick out flashing, and water slips behind the siding.
- Box vents and plastic caps. Builder grade plastic vents crack in hail even when the shingles around them hold up.
- Ridge caps. The folded shingle on the ridge is the stiffest piece on an older roof, and it cracks first.
Duplexes, Townhomes and Condo Associations
About one home in five in Roscoe sits in a building with two to four units, so shared roofs are common in the village. If the Roof Is Due Anyway
Roscoe roofs from the 1990s and 2000s can be close to the end of their life even without a storm. If hail bruised most slopes on a roof that age, replacement is usually the better long term choice than chasing repairs.
