Cherry Valley Homes by the Numbers
Cherry Valley is mostly a 1990s and 2000s village. Census estimates put the median home at 1997, and roughly 68% of homes were built between 1990 and 2009. A smaller older core remains, with about 8% of homes dating to before 1940, many near the center of the village. And about 38% of homes aren’t detached houses at all: townhomes, duplexes and condo buildings make up a big part of the village.
Roofs From the 1990s and 2000s
Homes from those two decades have mostly reached the age where the original roof starts asking for attention. These are the most common repairs on them:
- Worn valleys. Where two slopes meet, water runs heavier than anywhere else on the roof, and valley shingles often wear through first.
- Step flashing at second-story walls. Two-story homes and bonus rooms over garages have long roof-to-wall joints. If the flashing behind the siding was skimped on, water gets behind it.
- Cracked vent boots and loose box vents. Plastic and rubber parts age faster than the shingles around them.
- Shingles creased by wind. Once the seal strip under a tab weakens, a gust lifts and folds it, and the fold cracks.
Townhome and Condo Roofs
With so many attached homes in Cherry Valley, many roofs are shared by more than one owner. We repair townhome and association roofs. The approach is the same as on a house, with one difference: we pin down exactly where the water gets in, document it with photos and price the repair in writing, so neighbors and the association are working from the same facts.
Storms Along the Kishwaukee
NOAA’s Storm Events Database records hail an inch across or larger in and near Cherry Valley several times, along with wind reports of large branches and trees down, including a large section of a tree blown onto a house near Lincliff Drive and Samuelson Road. NOAA has also logged brief tornadoes just south of the village that mostly damaged trees.
After a storm, look for shingle pieces in the yard, bent trim or a split ridge cap, then call for a free inspection. See hail damage repair and wind damage repair. For Cherry Valley homes, see our page on hail damage roof repair in Cherry Valley.
Older Houses in the Village Center
The older homes near the center of Cherry Valley often have steeper roofs, a chimney and porch roofs tied into the main roof. On those, we look hard at the chimney flashing and the porch-to-house joint, check whether there’s more than one layer of shingles, and confirm the decking is solid before we patch.
How We Find the Leak
We check the roof and then the attic. In newer two-story homes, a lot of winter drips turn out to be frost melting off the underside of the deck, which comes from weak ventilation rather than bad shingles. See attic ventilation. You get photos and a written price before any repair.
Repair or Replacement
A repair is right when the problem is limited and the rest of the roof is sound. If your roof is on its original shingles and they’re worn across whole slopes, patching may only buy a season. We’ll show you photos and give you an honest call. See roof replacement. A new roof comes with our workmanship warranty plus the GAF warranty you choose.

Cherry Valley Roof Repair FAQ
Do you repair townhome and condo roofs in Cherry Valley?
Yes. We repair townhome and association roofs and give owners or the board photos and a written repair price before work is scheduled.
My 1990s two-story leaks where the roof meets a wall. Why?
Usually it’s the step flashing along that wall. If it was short, missing or never tucked in behind the siding, water gets in with every heavy rain. We open the area, replace the flashing and reseal the wall joint.
Why does my ceiling drip in winter when it isn’t raining?
Often it’s frost in the attic melting, or an ice dam at the eaves. Both point to ventilation or insulation problems more than to the shingles. We check the attic on every repair visit.
Is it worth repairing a roof that still has its original shingles?
If the shingles still lie flat and hold their granules, yes. A repair to a valley, a vent or a flashing spot can buy years. If the shingles are cracked or bare across whole slopes, we’ll show you why replacement makes more sense.
Do you handle storm damage repair in Cherry Valley?
Yes. Call (815) 209-9054 at any time. Emergency tarping can be done within 24 hours. We inspect, photograph the damage and give you a written price first.
