Most Cherry Valley homes went up in the 1990s and 2000s, and roofs from those years are reaching replacement age. Martin Exteriors Roofing & Siding replaces them from our Rockford office at 6019 Fincham Dr, a short drive away. We are a GAF Master Elite contractor (GAF gives that status to fewer than 2% of roofing contractors), and we have worked in the area since 2006. Every inspection is free. Call (815) 209-9054, day or night.
A River Town That Doubled in Twenty Years
Cherry Valley started in the 1830s as Griggs Ford, a river crossing on the Kishwaukee, and grew up around a mill and the railroad that crossed the river here in the 1850s. The old core still has small brick storefronts and blocks of 19th century houses. Then came the growth years. The Census counted 1,615 people in the village in 1990 and 3,162 in 2010, nearly double.
Census estimates for 2020 to 2024 put the median Cherry Valley home at 1997. About 68% of homes were built from 1990 through 2009, and only about 8% before 1940. Homes here also run larger than in Rockford, with a median of about 6.4 rooms compared with 5.4 in the city, and about 81% are owner occupied.
When Builder Roofs Reach Their Limit
A roof put on in 1995 is now over 30 years old. One from 2005 is past 20. Many subdivision homes from those years were built with the standard shingles of the day, and shingles that age can show a familiar pattern: brittle edges, bald patches, granules washing out of the downspouts and tabs lifting in strong wind. Once wear spreads across whole slopes, patching stops making sense, and a full replacement is the smarter spend.
Bigger Houses, Busier Roofs
Larger homes from the 1990s and 2000s usually have more going on overhead than an older ranch. That changes the job:
- More valleys and hips. Every valley gets ice and water shield, and we use open or closed cut valleys to match the shingle and pitch.
- Long roof to wall runs. Two story walls, bonus rooms over garages and dormers mean a lot of step flashing. It gets replaced, not reused.
- Skylights and vent stacks. We reflash every one. If a skylight is near the end of its life, we can replace it during the roof job as a VELUX certified installer; see skylight installation.
- Big attics with weak airflow. Large attic spaces often have too little intake for their size. We balance intake and exhaust; see attic ventilation.
Townhomes and Association Roofs
About 15% of Cherry Valley homes are attached single family units such as townhomes. If your roof is shared, we can quote your unit or the whole building and give owners and the association the same written plan. Associations can pick one shingle for every building or let each owner choose. On a nine building condo reroof on Terramott Court in Roscoe, each owner picked a color and every building was done in one day.
Homes in the Old Village
The older houses near the center of Cherry Valley are a different job. Expect steeper pitches, brick chimneys, porch roofs tied into the main roof and, now and then, board decking under several layers. We take it all down to the wood, rebuild the chimney flashing and set ice and water shield on every eave before the new GAF system goes on.
Materials, Warranty and Paying for It
We lead with GAF Timberline shingles, and Class 4 impact resistant shingles are available for extra hail protection. Martin is also a CertainTeed SELECT ShingleMaster. Qualifying roofs can carry a lifetime GAF warranty with up to 30 years on workmanship (GAF eligibility rules apply); see our GAF warranty page. Financing runs as low as $149/month for qualified buyers; see financing options. Most roofs are done in a day, and we install year round.

Cherry Valley Roof Replacement FAQ
My Cherry Valley home still has its original 1990s roof. Should I replace it?
If the shingles are brittle, bald in spots or lifting across whole slopes, a replacement usually makes more sense than more patches. A free inspection with photos will show you where yours stands.
Do bigger two story homes take longer to reroof?
Sometimes. More valleys, dormers and wall flashing add work, but most roofs are still done in a day. We tell you before we start if yours will take longer.
Can our townhome association replace all the roofs at once?
Yes. We can quote every building, share one written plan with the board and owners, and schedule the buildings back to back. Colors can be one choice for everyone or each owner’s pick.
Should I replace my skylights when I get a new roof?
If they are old or fogged, it is usually smart, because it saves tearing into the new roof later. Martin is VELUX certified and can replace them during the roof job. Either way, every skylight gets new flashing.
